Julian Breinersdorfer Architecture : Factory Berlin

Delivered in July 2014, the "Factory Berlin" is a business incubator and start-ups who comes to live in an old brewery in Berlin. Conceived by Julian Breinersdorfer Architecture agency, this very ambitious restructuring project now hosts companies at the forefront such as Twitter and Soundcloud.

On 10.000 m², the project gives new life to this place rich in history and whose 5 disctincts buildings were erected between the end of 19ème century and early 20 th. Oswald Berliner Brewery was located on the border that was the Berlin Wall. Since the fall of the wall in 1989, the complex has sheltered homes, businesses, and served as a warehouse. To preserve this monument full of history, architects have primarily sought to make its façades their prewar appearance. The original brick facade was unveiled while being reworked to meet the stringent environmental requirements in Germany. Two floors have also been added to this building which is counted only 3. New volumes, random, overlook the existing and evoke little village.

On this project, the agency said Julain Breinersdorfer:

"Berlin is a 10.000m² Factory start-up campus in Berlin Mitte, home to Twitter, Soundcloud and 6Wunderkinder. The campus is hosted by Google.

The main building, formerly the Berliner Oswald Brewery, Was ounce portion of the Berlin Wall; the third floor windows facing What Was once West Germany served as outlooks for the prying eyes of the GDR watchmen. Since the Mauerfall in 1989, the complex has-been home to an agglomeration of small businesses, housing, and storage facilities akin to the walled city of Kowloon. In the basement, we Discovered the party subterranean den of the Nigerian ambassador to the GDR.

The Oswald Brewery Berliner structure Consists of five separate building units, built at different times ranging from the late-19 ^ th to the early-20 ^ th century.

To highlight the beauty and integrity of the original structure, we avocation to recreate the pre-World War I frontage as Accurately as possible, as Hardly Any historical photographs or original Plans exist. The removal of the plaster cladding to reveal the original brick façade Was a tricky entreprise due to strict German règlements Regarding climate protection. The movement and spatial logic Were manipulated to Satisfy the requirements of a 21 ^ st century start-up landscape. The offices of the Internet company Soundcloud, for example, occupy formerly separate building units and floor levels That Were laced together with open internal staircases, Creating a continuous spatial system connecting three floors of office program.

The addition of the new fourth and fifth floors Demanded a careful response to separate the structural and spatial properties of the old building parts. THUS, the design process for the two top floors can be best Described as a cat lying down on a rugged stone wall, shifting and turning up to it finds a suitably comfortable position for an afternoon nap.

The resulting and topography forms a town-like arrangement of white volumes, qui are home to clusters of small start-ups, Gathered around a central outdoor plaza on the fifth floor.

The ground floor hosts co-working spaces and a restaurant, and is open to the campus courtyards, gardens, terraces, and event spaces in the basement.

The basement of Factory Berlin Consists of separate, multipurpose halls and areas Including 400m² brick circular spaces, qui Were once occupied by massive round oil tanks. The complex subterranean program has-been optimized to allow full indoor-outdoor event traffic. "
